LOT SURVEY

This is a survey of a lot in a recorded subdivision.  Corners will be marked in accordance with exisiting state standards.  The owner will receive a drawing illustrating where the corners were found and/or set and improvements to the lot if needed.

LAND SURVEY (BOUNDARY SURVEY)

A boundary survey is usually described as a metes and bounds survey.  This type of survey requires extensive research of adjoining deeds, original government and exisiting documentaion if available, due to the fact the many deeds are created in an office and not actually surveyed.  The owner will receive a drawing showing where property corners were set and found and location of improvements if needed.

SUBDIVISION SURVEY

This type of survey divides larger parcels of land into smaller parcels.  A subdivision is required to be filed with the county and must meet all local and state requirements.

PLOT PLAN AND STAKE OUT

This type of survey may be required according to local agencies and building codes.  A drawing is produced for the purpose of obtaining a building permit and to insure there are no set back violations or side line violations.

FOUNDATION SURVEY

A foundation survey  is a location of the footings of a building.  This type of survey is to make sure the building will be located properly on the lot and to satisfy requirements for construction lending.

ALTA LAND TITLE SURVEY

This is the most detailed and time consuming survey available.  This covers all improvements which may also include utilities and services.  This type of survey is mainly used for commercial tracts.
